How commercial cleaning quotations are calculated in Belfast
If you are requesting a commercial cleaning quote for the first time, or comparing providers, it helps to understand what drives the price. We do not quote from floor area alone. Two buildings of the same size can require very different amounts of work.
Property size and layout
The total floor area is the starting point for most quotes. A larger premises requires more time and, in most cases, more staff. Layout matters too — a single open-plan floor is quicker to clean than the same area spread across multiple rooms, corridors and stairwells. The number of distinct zones and the distances between them all affect the time required.
Condition of the premises
A premises that has been well maintained requires less time per visit than one that has accumulated a backlog of work. Where a new contract begins with a premises in poor condition, a one-off deep clean is often needed before routine visits can be priced accurately. This is typically quoted separately.
Frequency of cleaning
How often the premises is cleaned directly affects the cost. Daily cleaning keeps surfaces and floors in a consistent state, which means each visit takes less time. Less frequent cleaning means each visit may need to cover more ground. The right frequency depends on the type of premises, the level of footfall and the standard required.
Access and working hours
When cleaning can take place affects the cost. Out-of-hours cleaning — early mornings, evenings or weekends — may carry a premium depending on the arrangement. Access restrictions and the need to work around staff or visitors all add complexity. A premises that is straightforward to access during standard hours is generally easier to price.
Tasks included in the plan
The scope of work — what is and is not included — is central to any quote. Routine tasks such as vacuuming, mopping, surface wiping and waste removal are standard. Additional tasks such as washroom servicing, kitchen cleaning, internal glazing or periodic deep cleaning will each add to the cost. A cleaning list only works when both the client and the cleaning company understand exactly what is included.
Consumables and equipment
Some contracts include the supply of consumables — hand soap, paper towels, bin liners and similar items. Others require the client to supply these. Where consumables are included, the cost is factored into the quote. Equipment is typically supplied by the cleaning company, but this should be confirmed.
Staffing and management
The number of staff required, the time allocated per visit and the level of supervision included all affect the price. A small premises may be covered by a single person; a larger site may require a team. Where a contract includes management oversight or a dedicated point of contact, this is reflected in the quote.

The most reliable way to get an accurate quote is to arrange a site visit. This allows us to assess the premises directly, ask questions about your requirements and produce a cleaning plan that reflects the actual scope of work.
